EMM386 does not have RAM parameter after it, so it won't create UMBs. It's a known problem with games that use the Build engine. Only solution is to reduce the sampling (playback) rate to 11 KHz.

8 beeps indicates a Display memory Read/Write test failure. Try using a PCI or even ISA graphics card to see if the problem isn't perhaps with the AGP slot.
